New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a custom report will be created.
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. You will be presented with a completed report at the end of the inspection along with digital photos taken as needed for inaccessible areas.
A pre-listing inspection provides a record of the pre-sale condition of a property and can uncover any concerns that might compromise a sale once the home is listed and an offer is made. Pre-listing inspections are gaining in popularity and benefit all parties involved. Specifically, home owners are given time to decide what areas to work on to improve the home’s appeal, and will gain more time to make repairs and compare bids on work to be done without being under the pressure of a real estate transaction. The Green Valley group can provide a full color report, complete with pictures, shortly after the inspection is completed, or the inspection details can be verbal.
Investor walkthroughs are offered for property investors who don’t need or want a full home inspection and are just looking for a second opinion of the elements that may need to be replaced or repaired, giving an investor an idea of the condition of a potential investment property. Verbal assessments of the major components of the property are provided and the Investor is encouraged to take notes and ask any questions, however, a report can also be provided.
Preventative maintenance inspections, which are essential for retaining and growing the worth of a home, and can help to prevent more costly repairs from occurring in the future. A preventative maintenance inspection can help a homeowner protect and improve the value of their home by identifying fixing little problems before they become big problems, and helping homeowners to budget for the repair or replacement of large systems in the home and future costs associated with maintaining the home.
A pre-purchase inspection is performed before the purchase of a property and is usually completed after a formal offer is made. A pre-purchase inspection will reduce the risk of costly surprises and help in budgeting future costs associated with maintaining the home, plus you will have a sound basis on which to make an informed decision regarding your investment. The Green Valley group provides a full color report, complete with pictures, shortly after the inspection is completed.
A home inspection is a noninvasive, visual evaluation of a home and its components. Our home inspection program has been designed to assure a thorough, easy to understand overview of the conditions of the home you are about to buy, sell or maintain. Buying or selling a home is not something you do every day and we provide the information you need for peace of mind before, during and after the transaction. As a homeowner, we can help to identify areas of concern and mitigate potential damage, recommending preventative maintenance to prolong the life of some systems.
